Heating Basics in Bear and Breakfast
In order to start heating things up, Hank will first need to build a utility room. These are built basically the same way players can build bedrooms or bathrooms in Bear and Breakfast. There is a quest chain that teaches players about the basics:

A Hot Reward - Jax will send Hank to Whitestone Bay to look for a box of sauna rocks. After grabbing them, return to Jax and get the recipe for a basic, level 1 heating unit. Creature Comforts - Hank must build a utility room and put one heater in it. Jax will then give him some fuel to heat things up. This also unlocks Jax’s Burnables, a store that sells fuel to player. Utility rooms must be 2x3 and must contain at least one heater; they cost 340 coins.
There are three levels of heating and fuel storage in Bear and Breakfast, and each will require Hank to collect building materials from around the Dump in A24.
Level 1 - Ol’ Grandma Boiler - 2x Copper Plates Level 2 - Reliable Heater - 4x Iron Plates, 2x Copper Plates, 1x Rubber Slab, 1x Electronics Level 3 - Hightech Heater - 8x Steel Plate, 2x Copper Plates, 2x Rubber Slabs, 2x Electronics Level 1 - Tiny Fuel Storage - 1x Plywood Planks, 5x Copper Plates, 1x Plastic Boards Level 2 - Large Fuel Chest - 1x Pinewood Planks, 4x Iron Plates, 2x Plastic Boards Level 3 - Fuel Chest - 2x Pinewood Planks, 8x Iron Plates
The basic heater will not heat the building very well, and it will plow through fuel so fast that Hank will have trouble collecting enough in Bear and Breakfast to keep the heaters going. Thankfully, he unlocks the second and third levels of heaters fairly quickly, which both work far better than the level 1 heater, and neither of them use up fuel as quickly.
While it is bad to keep guests cold at any property, they cannot be too warm. Build at least three level 2 heating units or two level 3 heating units and keep them filled with fuel to make sure that the location is warm enough at all times. Jax can later be hired in order to keep these full in this weird little simulation game.
